SNWA Water Smart Contractor
Signs It Is Time to Replace
Age. Most tank heaters run 8 to 12 years, and hard water shortens that here
Rusty or brown hot water while the cold runs clear
Water pooling around the base of the tank
Rumbling or popping when it heats, which is sediment on the bottom
Hot water runs out faster than it used to
You have already repaired it once or twice
Repair cost is approaching half the cost of replacement
If the tank body itself is leaking, that is not repairable. A tank that has rusted through only gets worse.

Not Sure About a Quote You Were Given?

If you need less than you were told, we will tell you that too.
Big plumbing decisions are stressful, and most people have no reason to know what a repipe or a sewer replacement should cost. Having a second set of eyes on it should not cost you anything.

-
Heats on demand, so hot water does not run out
Takes up much less space
Longer lifespan when maintained
Higher upfront cost
Needs regular descaling in Las Vegas, because our hard water scales the heat exchanger
May need gas line or electrical upgrades
-
Pulls heat from surrounding air, so it uses less energy
Higher upfront cost
Needs adequate space and airflow around it
Works well in a garage in this climate
Tank vs Tankless
Choose tank if:
You want the lowest upfront cost
Your hot water use is predictable
You have the space
You would rather not commit to annual maintenance
Choose tankless if:
You run out of hot water regularly
Space is tight
You are planning to stay in the house long term
You are willing to keep up with descaling
The honest Las Vegas caveat: tankless units are excellent, but our water is hard, and scale builds up in the heat exchanger. A tankless unit that never gets descaled will underperform and fail early. If you want tankless, plan on the maintenance. A water softener helps a great deal.
What is the right size for a water heater tank?
Getting the size right matters more than the brand.
1 to 2 people: typically 30 to 40 gallon tank
2 to 3 people: typically 40 to 50 gallon
3 to 4 people: typically 50 to 60 gallon
5 or more: 60 to 80 gallon, or tankless
For tankless, sizing comes down to flow rate and how many fixtures might run at once, plus incoming water temperature. We work that out on site.

It depends on the type, the size, and whether the existing connections and space work for the new unit. A like-for-like tank swap and a first tankless installation are very different jobs. We give you a flat price after we see the setup.

Most tank heaters run 8 to 12 years, and hard water tends to shorten that. Sediment builds on the bottom of the tank, which is what causes the rumbling sound and makes the unit work harder.

It can be, if you are staying in the house and willing to keep up with descaling. Our hard water scales the heat exchanger, so a tankless unit that never gets serviced will underperform and fail early. A water softener helps considerably.

Roughly, 40 to 50 gallons for two or three people, 50 to 60 for three or four, and 60 to 80 or tankless for five or more. Usage patterns matter as much as headcount.
-
A like-for-like tank replacement is usually 2 to 4 hours. A first tankless installation often takes most of a day, longer if gas or electrical needs upgrading.
-
Yes. Removal and disposal are part of the job.
-
If your home has a pressure regulator, you are on a closed system and code requires one. Many older installations do not have one. We will tell you if yours needs it.
